2025 was a year for change, as we moved to a new premises, introduced a new product with Tempus Lift Shaft and continued to invest heavily into fire testing to bring safer product to the market. In 2026, we expect to see the construction industry focus on bringing safer products to the market through PAS2000 and CCPI, which may mean some manufacturers have to invest heavily but ultimately will result in a safer industry.

Hans and Harry said:

“As the number of projects successfully passing Gateway 2 rise, we expect to see an increase in new high-rise residential projects and improved construction confidence. With the removal of BS476-22 fire testing standard being removed along with other national standards from building regulation approved documentB1 and 2 in 2029, architects should now be specifying doors tested to EN1634-1 in their projects. In terms of new and changing legislation, the PAS2000 green paper is scheduled for publication in Q1 2026 which will focus on bring safer construction products to the market (not just fire). As a result, we also anticipate CCPI becoming strongly encouraged by the UK government as a key part of building safety. For housing associations, phase two of Awaab’s Law is expected in October 2026 which will require all hazards, including fire doors, to be replaced within 15 days.”

What exciting changes are coming in 2026?

We will continue to invest in testing for our timber doors, to increase the range of compliant internal doors for our customers. We have a huge range of specification options for our internal doors, and we want to continue to simplify specification and delivery of full internal door packages. We invested in 30 fire tests this year, which is more than 2024 and we will invest further next year.

In terms of new product development, we have recently launched Tempus Lift Shaft which is a gamechanger for on-site compliance with open lift shafts. Another great example of the development of our range based on feedback from our fantastic customers. We will grow our Pocket Door presence in the US and solve the legacy issues from traditional pocket doors such as reliability and durability.

Phase 2 of Awaab’s Law is due in October 2026 which will require all hazards, including fire hazards, to be replaced within 15 days; and we want to make ensure we are there to support all of our Housing Association, Local Councils and Passive Fire Protection customers with this to make it as simple and painless for landlords and residents alike.

To assist the industry with increasing knowledge and competence we have also launched our Timber Door Academy, providing the gold-standard method for installers, as well as our ‘Building Smoke Control System’ CPDs. In 2026, we want to deliver our highest number of CPDs and Selo Academy Sessions, to ensure our customers are procuring and installing compliant solutions.

 

How do you predict trading conditions?

We expect slow growth during 2026, as a greater number of higher-risk buildings get through Gateway 2 and there should be more political and economic certainty next year. The shift towards CCPI and bringing safer products to the market means there will be further scrutiny on compliance, which may mean some manufacturers have to invest heavily but ultimately will bring safer products to the market.

As a result, we anticipate the number of new projects increasing but architects, contractors and developers will ocus greatly on compliance, so finding manufacturers that have primary test evidence or are third-party certified will be important. We also expect the passive fire retrofit market to continue to increase as the focus on compliance for existing buildings continues to gain momentum.
